Why This Property is Unique

This property is truly unique. Its equal cannot be found any where. It has all the ingredients for real self-sufficient living. Something no other property we have ever seen, can claim. This property has been laid out and built with self-sufficiency in mind. From its inception, ever facet of the construction has been carefully thought out and implemented, for this goal alone. From its gravity fed water system, to its stand alone off-grid solar system, to its use of wood for heating and even cooking. Many years of hard work, and dedication, and dollars, have been invested to truly make this property unique. It is set up to survive the rigors and uncertainties of our troubled world--in practical ways which bring peace of mind.

About The Property

The property is located approximately 4.5 miles above the Salmon River, and due west of the little town of White Bird. It faces east with a partial southern exposure. Its elevation is about 3700 feet. This elevation is ideal in that it provides relief from the stifling summer temperatures in the lower elevations, while at the same time assuring an adequate water supply due to its elevation (at the edge of the snow zone).
This property is situated between two heavily timbered draws, with dramatic ridges rising to the top of the mountain behind. The views of the surrounding canyons and valley is stunning. There are no immediate neighbors, nor will there ever be with the steep sloping terrain. As the man who sold it to us said, "You're not buying a property, you're buying a mountain." When you are on the upper part of the property, you feel as if you are in your own private and secret world. A world of solitude far from the things of men.

About The Area

White Bird is located within Idaho County which is in the North Central portion of Idaho. Being located within Idaho County is good for several reasons. First of all, Idaho County is one of the most politically free areas in the U.S.. It is a very conservative, and family centered county. Furthermore, it is the only county we know of that still has no building codes in the outlying areas (though things are changing somewhat).
After months of researching for a suitable retreat, we became convinced that Idaho County was one of the safest areas in all the country. We looked at things like politics, climate, geography, weather--even history, to help us in our decision. For this and other reasons, we chose this area around "White Bird" as our place of refuge. We've never doubted that decision.
This area is literally teeming with abundant wild life, gorgeous mountains, and awe inspiring vistas. It is a hunter's, fisher's, and naturalist's paradise. Out our front door is the world famous Salmon River. And out our back door, the awesome Hell's Canyon and Snake River.

About the Buildings

The main building is a 30x42 foot structure with 2 levels. This provides 1260 square feet per level. It is constructed to look like a traditional barn, complete with prow and copola above. This not only keeps with the traditional charm and wildness of the place, but also keeps taxes at a bare minimum (much less than other places around here). The main floor houses a shop in the front, with living area behind (kitchen, great room, plus bathroom, pantry, utility room). The upper portion is divided into 2 large bedrooms/living areas. There are a total of 8 skylights for natural light transmission. There is also an attached 12x42 carport. As well as a deck off of the back.
This entire structure is essentially finished. The hard parts are mostly done. It just needs minor cosmetic finishing work. Finishing work is going forward on it all the time. So for the right person, this is a great opportunity. The price reflects this, so if you are willing to put some mostly "sweat equity" into this project, you'll end up with a place far more valuable than what you paid for. Plus, you'll have the satisfaction of being able to choose the type of finish you want.
The outbuildings consist of a sheep barn constructed with a framework of logs, the rest with log rounds (cordwood construction technique). This is unfinished. I have most or all of the round material. I simply haven't completed this yet. When finished, this will be a very handsome, traditional looking building. Next, there is a very good sized chicken house with a huge enclosed yard. Also another chicken house type building. We have used it for chickens, ducks, and turkeys. This also has a very big enclosed yard, for security. I am currently constructing a goat barn on one of the upper landings above our place. It also has a large fenced area for a herd of goats to pasture (there are a total of 4 separate, fenced pasture areas, which we have spent years cleaning, fencing and attending to).
My last completed out building was a custom green house. It is our pride and joy as gardeners. In it we grew a huge supply of tomatoes and peppers this year. Not bad for our elevation!
In all, we have 6 outbuildings plus our main house/shop. There are 2 nice level building sights for a custom home, should the new owners decided to construct one. However, the main building is quite liveable--we've been living quite comfortably in it for years. It just needs finished.
All in all, the 7 buildings on the property provide for a lot of versatility. Whether the raising of animals, as we do, or for other purposes. Plus there is a pond which only needs the lining, a huge fenced garden (many years of building up the soil with nitrogen dense chicken, sheep and goat manure), many rock raised beds, a separate herb garden, a fenced orchard with 7 established fruit trees, raspberry and blueberry plants, many perennials, and lots of water to grow lots of stuff!

The "TURKEY TOWNHOUSE"...one of several animal outbuildings for raising your own food!

2 wonderful growing areas...large,fenced garden in background, attractive, fenced raised beds in foreground...established herbs and plants! We also have a fenced orchard and other growing areas!

About Us

The day we walked this property, I knew I was home. I never thought there would come a day that we would ever walk away from it. But sadly, we must. However, this property will always remain a part of us. We raised a daughter here. We overcame obstacles here. We learned about ourselves here. We did many things here. It is a unique and special place. We hope it always will be.
We are leaving many, many things with the place. An 1977 31' Holiday Rambler travel trailer, a 1992 Ford F250 4x4 with a professionally built slip in fire suppression unit. This "engine" comes with $10K+ worth of hoses, nozzles, and fittings. Also many home furnishings, animal and gardening equipment and tools. Other items are negotiable.
This is a nearly turn-key opportunity. An almost immediate chance to suddenly be safe, remote, and self-sufficient. There is truly no other property quite like it. We hope the new owners will feel as at home as we have, for the last 10 years.
It is our hope that the new owners will love it like we have loved it. That they will continue the way that we have begun. That they will use a light hand on the place, to keep its wildness. For we believe that this is the charm, the spirit of the place. Its remoteness. It wildness. Its purity. Its practicality. And its beauty. This is the new owner that we are looking for.

A property with a view...here's looking from the "front" yard...to the "back" yard!
